General Description

The Asset Manager is responsible for maximizing the value and performance of a portfolio of shopping centers through strategic financial management, leasing oversight, property operations, and acquisition support. This role works closely with property management, leasing, legal, and executive leadership to ensure optimal asset performance, regulatory compliance, and long-term investment returns.

Key Responsibilities

Financial Management

  • Manage and oversee the physical assets of the organization in collaboration with property management teams by planning, organizing, and directing operational activities.
  • Assist in the development and execution of strategic asset management plans.
  • Develop and implement financial strategies to enhance the financial performance of shopping centers.
  • Monitor and analyze property financials, including rent rolls, budgets, forecasts, and operating expenses.
  • Supervise budgeting and forecasting processes across the portfolio.
  • Analyze vendor contracts and pricing, including property management and service agreements, to ensure cost efficiency and value.

Lease Administration

  • Oversee lease negotiations, renewals, relocations, and amendments.
  • Ensure compliance with all lease terms and contractual obligations.
  • Develop asset management strategies to assess lease renewals, new acquisitions, and asset dispositions.

Acquisitions

  • Source, underwrite, and evaluate acquisition opportunities through market research, financial modeling, and comprehensive due diligence.
  • Prepare investment memoranda and present recommendations to the investment committee.
  • Coordinate and manage due diligence activities, including legal, environmental, and financial reviews.
  • Assist in structuring transactions and negotiating terms with sellers, brokers, lenders, and partners.
  • Lead presentations with management for lenders, business partners, and potential joint venture participants.

Property Maintenance and Improvements

  • Supervise property maintenance and ensure facilities are maintained to high standards.
  • Manage vendor and service provider relationships, including contractor transitions.
  • Oversee capital improvement projects in coordination with the property management department.
  • Review AR/AP reports to monitor collections and payments, reporting findings to management.
  • Collaborate with property management teams to enhance property condition and long-term value.

Leasing and Occupancy

  • Manage leasing strategies, including identifying prospective tenants and negotiating lease agreements.
  • Optimize occupancy levels and minimize vacancy.
  • Partner with marketing teams to develop strategies that attract and retain tenants.

Legal and Compliance

  • Ensure compliance with all local, state, and federal regulations.
  • Manage legal matters related to property operations, including lease disputes and asset-related issues.

Reporting and Analysis

  • Prepare and deliver regular performance reporting, including financial analyses and physical asset assessments.
  • Analyze maintenance and capital budgets through proactive planning and operational oversight.
  • Develop, implement, and maintain quality assurance standards.
  • Provide strategic recommendations to enhance property value and profitability.
  • Track market trends and assess impacts on the shopping center portfolio.

Risk Management

  • Ensure all assets comply with safety, environmental, and building code requirements.
  • Review and maintain asset documentation, including warranties, maintenance agreements, and compliance records.
  • Identify and mitigate operational and financial risks.
  • Implement crisis management and emergency preparedness plans.

Qualifications

  • Bachelor's degree in Business, Real Estate, Finance, or a related field.
  • Minimum of 5 years of commercial real estate and asset management experience, preferably with shopping centers.
  • Strong financial acumen, including budgeting, forecasting, and financial analysis.
  • Proven experience with lease negotiations and tenant relations.
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to work independently and collaboratively in a team environment.
  • Strong organizational, analytical, and project management skills.
  • Proficiency in property management software and financial analysis tools
